CANCELLATIONS:
For stays 4/1/2025 - 6/15/2025 and 11/01/2025 - 6/15/2026, the cancellation fee is $35 per room, per night if you cancel more than 15 days in advance. For cancellations within 15 days, you are responsible for the full value of the reservation unless we are able to re-book the room/s. If we are able to re-book, we charge a $35 per room processing fee.

All rooms include a full, chef-cooked breakfast!
Rates are subject to state and local room tax of 11.7%.
High season and weekend reservations may require a minimum stay.
Check-ins start 3:00 p.m. Rooms may be available earlier, so check with us if you’d like to arrive early. If you plan to arrive after 8:00 p.m., please let us know so we can make late check-in arrangements for you.
Check-out is at 11:00 a.m.
We welcome children 12 and older.
We cannot accept pets, but are happy to refer you to a local pet resort.
For our guests’ comfort, we are a nonsmoking property, including our grounds and gardens. There is a $350 fee if we must a room to its smoke-free condition.
Please limit the use of your cell phone to the privacy of your room.
A 50% deposit guarantees your reservation. The balance is due upon check-in.
Please mention any promotions and gift certificates issued by third parties (e.g., BedandBreakfast.com) at the time you book your reservation. Use of promotions and gift certificates other than those issued directly by Brook Farm Inn in the Berkshires may be limited as to rooms and dates.
